Please note the advertising of this proposal only relates to any variations to the Planning Framework applicable to the proposed amendments to Development Approval DA25-062 granted on 8 September 2026.
The proposal includes the following amendments which are variations to ‘deemed to comply’ (DTC) provisions of Volume 1 Part C of the R-Codes:
- Section 3.2 - Building Height (DTC 3.2.1): The proposal includes a maximum wall height of 8.248m in lieu of 8m and a skillion roof with a maximum height of 9.09m in lieu of 8m.
- Section 3.5 - Site works and retaining walls (DTC 3.5.1): The proposal includes fill and retaining walls at a maximum height of 1.55m along the northwest front boundary and 1.5m along the northeast front boundary, in lieu of 0.5m within the front setback area.
- Section 3.6 - Streetscape (DTC 3.6.7): Street walls and fences: Due to the retaining walls, the proposal has a front fence with retaining at 1.5 – 1.55m in height which is solid in lieu of a maximum 1.2m solid fence and sections of wall at a maximum 2.795m high.
